## What it holds

- **The borrower** — Identity, employment, income sources and their documents, assets and their seasoning, liabilities, and the conversations the borrower has already had with you.
- **The loan** — Product, purpose, occupancy, investor and the overlays that apply, pricing inputs, and every condition with its current state and the evidence behind it.
- **The property** — Address, valuation and its basis, title, hazard and flood position, and the taxes and insurance that become an escrow line after closing.
- **The clocks** — Every disclosure timer, every regulatory deadline and every investor milestone, with the event that started each one and the rule that governs it.
